We are seeking an experienced Assistant Property Manager for a portfolio of about 70 privately-owned apartments in Southbridge and Webster MA.
This is a new position that is being created. We will start part-time (20 hours, flexible schedule) and evaluate the need for increased hours and responsibilities.
The Assistant Property Manager will be involved in all aspects of administration, marketing and maintenance. The person must demonstrate strong problem solving, decision making and multitasking skills.
Ideal candidates will:
· Be a problem solver who is organized and proactive
· Have 1-2 years qualified apartment management experience
· Be bi-lingual (English and Spanish is preferred)
· Have valid driver’s license and a smartphone or tablet
· Have some knowledge of general clerical duties: photocopying, faxing, mailing and filing, and cloud-based property management software
Responsibilities will include:
· Professional property upkeep
o Every day, contribute to cleanliness and curb appeal of the apartments by being present and observant onsite at properties
o Initiate Maintenance Service Requests promptly and follow up with residents to ensure completion
o Coordinate with maintenance workers to prioritize and complete maintenance requests
o Answer or return all calls promptly and professionally
o Provide brief daily status reports and expense reports as needed, to Property Manager
· Efficient property turnover
o Oversee apartment move in, move out, and turnover, including showing vacant apartments
o Schedule appointments and conduct in-person apartment inspections as needed
o Conduct service inspections with the maintenance workers to ensure apartments are in move-in condition
o Conduct annual inspections and move-in /move-out inspections
o As needed, obtain occupancy certifications for multiple affordable housing programs
o Work with Property Manager to finalize lease packages and supplemental documents for new move-ins
o Process applications for approval and follow up with applicants.
o Assist with rent collection efforts by delivering notices to delinquent tenants
